Can you perform a "comp check" before an inspection date?

The appraisal process cannot be based soley on data provided by county records and mutliple listing services. In order for the appraiser to derive at a fair market value of your home, he/she must do a physical inspection to view home improvements and property condition, all of which play an important part in the determining value. Comp checks are not reliable and can be subject to change depending on a number of factors stated. We do not advise to perform checks before or in place of any type of inspection.
